What's inside ImmobiNet

  1. Manage property details in Immobinet PMS

The property management system allows agencies to catalog and manage detailed information for each property. Key data points that can be managed include:

    • Code/Reference: Used for identifying the property within the management system.
    • Address: Can be inherited if the property is associated with a group.
    • Belonging Group: Used for organization and data inheritance.
    • Descriptions, Photos, and Attachments.
    • Services and Characteristics.
    • Property Composition.

For properties linked via the Channel Manager, specific fields such as Title and Extra info are available to optimize portal connectivity.

  2. Manage tourist tax calculations and municipal declarations

The tourist tax (imposta di soggiorno) module is used to calculate the tax owed by guests and generate the necessary summary reports for official declarations to local municipalities. The system supports data communication and integration with the following software: StayTour / Hyksos, Ricestat, and Pegaso.
  3. Synchronize Airbnb listing data via Immobinet

The Immobinet Channel Manager supports the synchronization of the following data points with Airbnb: Listing details (Annuncio), Photos (Foto), Prices (Prezzi), Availability (Disponibilità), and Bookings (Prenotazioni).
  4. Retrieve the Online Check-In link for tenants

The Online Check-In module allows agencies to collect tenant information before arrival to speed up the check-in process. Because links are unique to each specific reservation, you must send the correct link for each individual booking.

    To retrieve the link:

    1. Open the specific reservation in ImmobiNet.
    2. Navigate to the tenants' tab (scheda degli inquilini).
    3. Locate the list of links available in different languages.
    4. Right-click on the desired language link and select 'Copy link' or 'Copy link address' to copy it to your clipboard for use in an email.
  5. Access and manage user profile settings

To access the user profile in ImmobiNet, click the user icon/name in the top right corner of the interface and select Mio profilo. From this page, users can manage the following:

    • Preferred language
    • Password changes
    • Contact details
    • Two-factor authentication (2FA) activation
    • User interface customization
    • Access to registration data (depending on permissions)

For new installations, it is recommended to provide an email address for password recovery.

  6. Manage property characteristics in Immobinet PMS

Property characteristics are managed via the 'Caratteristiche immobili' section within the Options menu. This allows administrators to define specific attributes for properties and determine how they behave within the system's search and display logic.
  7. Customize agency general and tax information

To manage an agency's general data, tax information, and the logo used in print templates, navigate to the agency options. For new installations, it is recommended to customize the default agency created during setup.
    1. Open the options menu (icon) and select Agenzie.
    2. Click the edit icon to modify the agency.
    3. Update the required fields based on your needs.
  8. Configure Two-Factor Authentication with Google Authenticator

ImmobiNet supports 2FA via the Google Authenticator app, which generates a unique temporary code every 30 seconds.

    Setup Steps:

    1. Install Google Authenticator from Google Play (Android) or App Store (iOS).
    2. Navigate to the user profile page in ImmobiNet.
    3. Click the green Attiva autenticazione in due passaggi button and confirm the alert.
    4. In the Google Authenticator app, select Configura account $\rightarrow$ Leggi codice a barre.
    5. Scan the QR code displayed on the ImmobiNet page.
    6. Enter the code generated by the app into the field below the QR code in ImmobiNet.
    7. Click Salva to confirm.

Once active, the system will require a code from the app during login.

  9. Draw a POI on the map

To geographically define a POI for distance calculation:

    1. Drag the map to the desired location.
    2. Click the Inizia (Start) button.
    3. Draw the POI based on the selected Type:
      • Punto: Click once on the specific location (e.g., for restaurants or airports).
      • Linea: Click multiple times to define a path (e.g., for beaches).
      • Area: Click multiple times to define a closed area.
    4. For Linea and Area types, click the Finito (Finished) button after completing the shape.
    5. Click Salva (Save) to store the changes.
  10. Configure Two-Factor Authentication with Fido U2F Hardware Tokens

ImmobiNet supports Fido U2F certified hardware tokens (e.g., Yubico Fido U2F Keys). These devices use a unique certificate to identify the user.

    Setup Steps:

    1. Navigate to the user profile page.
    2. Click Attiva autenticazione a 2 fattori (if not already active).
    3. Click Registra nuovo token.
    4. Insert the hardware key into the computer's USB port.
    5. Assign a name to the key (optional; cannot be changed later).
    6. Press the button on the key if applicable.
    7. Confirm the registration message upon successful recognition.

Note: On Linux, system configuration changes may be required to recognize the device; refer to the hardware manufacturer's documentation.
